Colorado Garage Floor Coatings
Many of the garage floor coatings we restore throughout Colorado have epoxy and garage floor paint that have failed and are peeling off the surface.
The photo you see above is typical. Most coatings fail due to excessive moisture pressure in the concrete that pushes upwards. Along with moisture pressure come salts in concrete that breaks down the structure of coatings making them weak. De-icing salts tracked in from cars have a deteriorating affect to the surface of the coating. In many cases the coating is getting beaten up from both sides, above and below.
The only system that can endure this abuse is a combination of proper surface preparation and a coating that can withstand moisture pressure and de icing salts.
We grind the surface to open up the pores of the concrete while removing high spots. The coating we use is manufactured by Espartic who has developed a high performance polyurea coating. The benefits of Espartic is that the first coat or primer coat, absorbs into the concrete like water into a sponge. This caps off moisture vapor with inverse pressure that makes it almost impossible for moisture pressure to push upwards through the tiny air holes in concrete.
On the surface, Espartic protects the floor from de-icing salts, chemicals, and hot tires. We have completed hundreds of residential garage and industrial floors throughout Colorado with this system without failure.
