Case Study: Vail and Aspen Garage Floor Epoxy Repair

The Problem:
A residential garage floor needed epoxy repair and resurfacing. As you can see in the photo above the epoxy coating delaminated due to inadequate surface preparation and a coating that could not withstand moisture pressure coming from the concrete.

The Solution:
We used concrete grinding equipment with diamond blades and a dustless vacuum system to remove the coating. Once the coating was removed we ground the surface eliminating high spots and potential bond breakers like oil and grease in the surface.
We filled all the cracks and expansion joints in the surface. The coating we applied is a polyaspartic. The first coat absorbed into the surface sealing the air holes and veins in the concrete. This process also serves to cap off moisture pressure preventing possibility of delamination.

The project took two days. The first day we completed the surface preparation and the second day the coatings were applied in Saddle Tan. Due to the rapid cure process of our coating, the owners were able to use the floor the third day.
All our projects, whether residential or commercial, are completed with this system. Occasionally we are able to complete a residential garage project in one day, frequently two days. Commercial projects typically take two to four days depending on the size and condition of the floor. Many of our projects are epoxy repair ones like this one.

In the Rockies, most epoxy coatings cannot withstand road salts brought in by cars or the extreme moisture pressure from below. A polyurea enhanced by polyaspartics provide an ideal solution when the surface is properly prepared.
